What is a certificate of insurance and why do clients ask for one? 

A certificate of insurance, or COI, is a one-page document that proves your coverage is active and shows your policy limits. Commercial clients, property managers, and general contractors request one before work starts so they know a claim on their property will not fall back on them. Being able to produce a COI quickly is often the difference between winning a commercial contract and losing it to an insured competitor.
