What is a certificate of insurance and why does my landlord want one?

A certificate of insurance is a one-page document proving your policy is active. It lists your coverage types, limits, and dates. Most commercial leases require one before you take possession, and again at every renewal. Many landlords also require additional insured status, which extends part of your liability protection to them for claims arising from your operations.
